How Parcel works
A full listing in Dallas–Fort Worth, without a 3% listing side.
The listing fee is the greater of 1.5% of the final sale price or $5,000. You pay $250 to start, and that amount is credited toward the fee at closing.
- 01
AI pricing and comps
Parcel reads the property and nearby sales, then gives you a recommended price and range before the home goes live. You still set the list price.
- 02
Listing prep and the MLS description
Professional photos drive an AI listing description you review. The draft is written for the MLS, not pasted in as an unedited paragraph.
- 03
NTREIS and public syndication
The home is listed on NTREIS, the North Texas MLS, which syndicates to Zillow, Redfin, Realtor.com, and the other sites DFW buyers actually search.
- 04
Buyer-agent offer portal
Buyer agents submit offers in a public portal, including the contract PDF. Parcel extracts the terms so you can compare price, option period, financing, and closing date. A broker reviews the decision before anything is accepted.

Parcel is an assumed name of Thomas RE Group LLC, a licensed Texas real estate broker (TREC License #9014907). DFW Broker: Anthony Robin Gulley (TREC License #533325-B).
Calculator questions
The figures update as you move the price. They are illustrations for a DFW homeowner, not a promise of a sale price or a closing number.
How is the Parcel listing fee calculated?
The listing fee is the greater of 1.5% of the final sale price or $5,000. On a $650,000 sale, 1.5% is $9,750. On a $1,000,000 sale, 1.5% is $15,000. Below about $333,333, 1.5% is under $5,000, so the $5,000 minimum applies.
What does the $250 commitment fee do?
You pay $250 upfront to start the listing. That amount is credited toward the listing fee at closing. The balance due at closing is the listing fee minus $250, and it is never below zero. On a $650,000 sale the listing fee is $9,750 and the amount due at closing is $9,500.
How much do I save compared with a 3% listing agent?
Listing-fee savings are a traditional 3% listing commission minus Parcel’s listing fee. That is $9,750 on a $650,000 home ($19,500 versus $9,750) and $15,000 on a $1,000,000 home ($30,000 versus $15,000). A real listing commission is negotiable and may not be 3%.
Is buyer-agent compensation included in Parcel’s fee?
No. Buyer-agent compensation is separate, negotiable, not set by law, and always the seller’s decision. The calculator can show 0%, 2%, 2.5%, or 3% so you can see how an offer you choose to make changes the estimated check. Parcel does not set that number.
What does estimated net proceeds leave out?
The estimate starts with the sale price and subtracts an optional mortgage payoff, any buyer-agent compensation in the scenario you picked, and the Parcel balance due at closing. It does not include the owner’s title policy, prorated property taxes, HOA or resale fees, repairs, or concessions. The title company’s closing statement is the actual number.
Parcel is an assumed name of Thomas RE Group LLC, a licensed Texas real estate broker (TREC License #9014907). DFW Broker: Anthony Robin Gulley (TREC License #533325-B). Savings and net-proceeds figures are illustrations. A traditional listing commission is negotiable and is not set by law. Buyer-agent compensation, if you offer it, is your decision and is not part of Parcel's listing fee. The title company's closing statement is the actual number.
