Pricing & Plans
What are Parcel's pricing plans?
Starter is free (estimate and chat only). List & Market is $2,000 total (professional marketing, MLS listing, photos). Broker-Backed is $4,000 total (everything in List & Market plus a licensed Texas broker for negotiations). You pay a portion upfront, the rest at closing.
What's included in the Starter plan?
Starter is free. You get an instant home valuation estimate and chat assistance to explore your selling options.
What's included in the List & Market plan?
List & Market ($2,000 total: $500 upfront, $1,500 at closing) includes MLS listing, syndication to Zillow/Redfin/Realtor.com, professional photos, seller disclosures, marketing campaign, yard sign, and chat guidance.
What's included in the Broker-Backed plan?
Broker-Backed ($4,000 or $5,000 low-upfront plan) includes everything from List & Market plus a licensed Texas broker who evaluates offers, suggests counteroffers, handles contracts, provides weekly check-ins, and offers priority support.
What's the difference between List & Market and Broker-Backed?
List & Market is self-service marketing and listing support — and if an offer comes in and you want a licensed broker to review it and negotiate for you, you can upgrade right then. Broker-Backed (our most popular plan) includes that licensed Texas broker from the start to evaluate every offer, negotiate, and handle contracts, and it also offers a low-upfront payment option.
Getting Started
How do I get started with Parcel?
Create a free account, complete guided onboarding with your property details and timeline, choose a plan, sign the representation agreement, pay the upfront amount, and begin listing prep.
What happens during onboarding?
You provide your home details (bedrooms, bathrooms, condition), timeline, and goals. Parcel generates a preliminary estimate and tailors guidance for your situation.
What do I need to create an account?
You need an email address and password. Your dashboard lets you manage your listing, review offers, track progress, and chat with Parcel.
What's the minimum I need to pay to list my home?
The minimum upfront payment is $250 (available with the Broker-Backed low-upfront plan). For List & Market, you pay $500 upfront. Starter is completely free.
Who do I contact for help?
Use the Parcel Assistant (instant answers, available in the app). For real-person help, message the Concierge channel in your dashboard, or email hello@waitlist.sellwithparcel.com.
Coverage & Availability
Where does Parcel operate?
Parcel is live in Dallas–Fort Worth (Dallas, Tarrant, Collin, Denton counties). Austin, Houston, and San Antonio coming soon. Join the waitlist for early access.
Will Parcel expand to my area?
Parcel is expanding to Austin, Houston, and San Antonio. Sign up for the waitlist to be notified when we reach your area.
How do I join the waitlist for my area?
You can sign up for the waitlist on the Parcel homepage or reach out to hello@waitlist.sellwithparcel.com to express interest in your area. We'll notify you as soon as Parcel is available where you are.
Home Estimates & Valuation
How do I get a home valuation estimate?
Get a free instant estimate from the Parcel homepage by entering your address. It uses automated valuation (AVM) data. Once you list, we refine it with verified comparables.
Is the estimate accurate?
The instant estimate is preliminary. Valuations depend on condition, updates, and market factors. Parcel refines the estimate using verified comparables when you list.
Can I get a new estimate at any time?
Yes. Visit /my-estimate with your email, or view it anytime in your Parcel dashboard.
Marketing & Photography
What photography does Parcel include?
List & Market and Broker-Backed include professional photos, virtual tour with interactive floor plan, and high-res floor plan via Zillow Media Experts at no cost.
Can I add extra photos like drone shots?
Yes. Optional add-ons include drone photos, twilight photos, social media video, or 3D tours. TODO(owner): confirm public prices for optional add-ons before publishing.
How do I schedule photography?
During listing prep, Parcel coordinates with you to schedule. Provide preferred dates and windows, and Parcel books through Zillow Media Experts.
What happens if I need to reschedule a photo shoot?
Contact Parcel ASAP to reschedule. Changes within 24 hours may incur a vendor fee. Plan ahead to avoid rush charges.
What is the paid marketing campaign?
List & Market and Broker-Backed include a professionally managed advertising campaign. Your MLS listing and syndication to Zillow, Redfin, and Realtor.com are the foundation. Paid ads amplify this reach across additional real-estate platforms and social media. You'll see performance reports in your dashboard.
Listings & Showings
When will my home go live on the MLS?
Your home goes live after listing prep is complete (approval, pricing, photos confirmed). Typically 1–2 weeks after signing up.
How do showings work?
TODO(owner): confirm whether showings are self-guided lockbox access, broker-coordinated, or both. Buyers and agents request to view through the MLS, managed via your Parcel dashboard.
How can I manage showing requests?
Review showing requests in your Parcel dashboard. Approve or decline and coordinate access. Broker-Backed clients get support from their assigned broker.
How do I control when showings happen?
Set your showing preferences in your Parcel dashboard (notice requirements, available times, pet/alarm access details). Buyer's agents schedule showings through ShowingTime against those preferences. Parcel places a lockbox for secure access.
Offers & Negotiation
How do I review offers?
Offers appear in your Parcel dashboard. Review details, compare terms, and track offer status.
Can I counter an offer?
Yes. From any offer in your dashboard you can draft a counter — Parcel helps you shape the terms and sends it to the buyer's agent, who can respond without creating an account. List & Market sellers can also upgrade to have a licensed broker handle the counter and negotiation; Broker-Backed sellers get that broker on every offer.
What help do I get with negotiation?
List & Market includes AI-guided offer review and counter drafting, and when an offer arrives you can upgrade to add a licensed broker to negotiate that deal for you. Broker-Backed includes that licensed broker from the start — offer review, counteroffer strategy, and negotiation, plus weekly check-ins.
Is buyer agent commission included in Parcel's fees?
No. Buyer agent compensation is not included in Parcel's flat fee — it's entirely your choice. You can offer any amount (or none), and if you offer one, it comes from your sale proceeds at closing. Offering competitive commission can widen your buyer pool by attracting more buyer's agents.
Can I message the buyer's agent about their offer?
Yes. Every offer in your dashboard has a Messages button that opens a private thread with the buyer's agent. They get an email with a secure link and can reply without creating an account. Use it for questions and logistics — any change to actual contract terms should still be papered in signed documents.
Closing & Costs
What are typical closing costs in Texas?
Texas closing costs include title policy, escrow, prorated taxes, and HOA fees. Texas has no state income tax on sales. A title company handles closing. See /guides/selling-a-home-in-texas for details.
When do I pay Parcel's fees?
Pay a portion upfront with the representation agreement, the rest at closing from sale proceeds.
How does the payment plan work?
List & Market: $500 up, $1,500 at closing. Broker-Backed: $750 up/$3,250 at closing, or $250 up/$4,750 at closing (low-upfront). Balance paid from sale proceeds.
What happens at closing?
TODO(owner): confirm detailed closing timeline and deed recording. Title company handles paperwork, deed transfer, and title insurance. You sign closing disclosure and deed. Parcel's fee is collected from proceeds.
What happens if my home doesn't sell?
Your home stays actively marketed for the length of your listing agreement, and Parcel works the plan with you: weekly pricing check-ins flag when the market suggests an adjustment, marketing can be refreshed, and Broker-Backed sellers can strategize with their broker. If it still hasn't sold, you're never locked in — when your agreement ends you can extend your Parcel listing, or terminate and list with another service or agent. There's no penalty for walking away.
Legal & Compliance
Is Parcel a licensed real-estate brokerage?
Yes, Parcel is a licensed Texas brokerage complying with Texas Property Code and real-estate regulations. TREC notices are in the footer.
What disclosures and legal protections apply?
Texas requires a Seller's Disclosure Notice (Property Code 5.008). Buyers typically negotiate a paid inspection period. Parcel includes all legally required disclosures.
Does the chat provide legal advice?
Parcel chat provides general guidance, not legal advice. For legal questions, consult an attorney or your Broker-Backed broker.
Account & Troubleshooting
How do I update my account information?
Go to Account Settings in your dashboard to update email, phone, password, or property details anytime.
How do I reset my password?
Click "Forgot Password?" on login, enter your email, and follow the reset link sent to you.
Can I change my plan or cancel? Is my upfront payment refundable?
Yes. Your upfront payment is fully refundable up until make-ready work begins — that means once we've started services like professional photography or delivered your sign and lockbox, the upfront fee covers that work and is no longer refundable. Before any of that happens, you can cancel for a full refund. To change your plan or cancel, contact hello@waitlist.sellwithparcel.com.
Where do I find Settings?
Click Settings at the bottom of the left sidebar in your dashboard. From there you can update your profile, change your password, choose which email notifications you get, and invite collaborators.
How do I add my spouse or a co-seller to my listing?
Go to Settings, then the Collaborators section, enter their email, and click Invite. They get an email invitation. When they create a free account (or sign in) using that same email address, your listing appears on their dashboard automatically.
What can a collaborator see and do?
Collaborators have view-only access. They can see the full dashboard, offers, and status updates for the listing, but only the primary account holder can make changes, approve items, sign, or make payments. This keeps one person in control of the legal transaction.
My collaborator can't see the listing — what's wrong?
The most common cause is signing up with a different email than the one that was invited. The collaborator must create their account (or log in) using the exact email address you sent the invite to. Have them check that, then sign out and back in — the listing links automatically on sign-in. You can confirm the invite shows in Settings; a pending invite reads "Invite sent" and becomes "Active" once they join.
How do I remove a collaborator?
In Settings under Collaborators, click the trash icon next to that person. Their access is removed immediately.
How do I change which emails Parcel sends me?
Go to Settings, then Notifications. You can toggle emails for new offers, broker messages, and listing status updates, then click Save preferences. Turning off "New offers" stops the email you get when a buyer or agent submits an offer.
